Terms of service
These Terms of Service (“Terms”) govern your access to and use of Realyst (the “Service”), including our website, web application, APIs, emails we send in connection with the Service, and our browser extension where offered. By accessing or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. Who we are
The Service is operated by the entity that publishes Realyst at the domain you use to access it (for example realyst.net) (“we”, “us”, “our”). For contractual notices and support, use the contact or support details published on our website or in your account area or transactional emails.
If you use the Service on behalf of a company or other organisation, you represent that you have authority to bind that organisation to these Terms.
2. What the Service provides
Realyst provides tools to help property investors research listings and preferences, including (depending on your plan and features) property matching and scoring, dashboards, saved listings, enrichment using third-party and public datasets, optional browser extension features on supported property websites, and related communications (such as digests or alerts).
We may add, change, or discontinue features with reasonable notice where practicable. We do not guarantee uninterrupted or error-free operation; maintenance, updates, and factors outside our control may affect availability.
3. Eligibility and accounts
- You must be at least 18 years old and capable of entering a binding agreement.
- You must provide accurate registration information and keep it up to date.
- You are responsible for safeguarding your password and any API tokens or credentials we issue. Notify us promptly if you suspect unauthorised access.
- One person or organisation must not create multiple accounts to abuse trials, offers, or limits, unless we expressly permit it.
4. Browser extension and third-party websites
If you install our browser extension, it interacts with third-party property listing sites only as described in our Privacy policy and product documentation (typically processing the listing page you use with the extension). Those sites are operated by independent third parties.
- You must comply with each third party’s terms of use, robots rules, and acceptable use policies when using their sites.
- We do not control listing content, availability, accuracy, or removal on third-party sites.
- You use the extension at your own discretion and risk as between you and those third parties.
5. Acceptable use
You agree not to:
- Use the Service in violation of applicable law or regulation.
- Attempt to gain unauthorised access to our systems, other users’ accounts, or data you are not permitted to access.
- Probe, scan, or test vulnerabilities without our prior written consent, or circumvent security or usage limits.
- Use the Service to transmit malware, harass others, or send unsolicited bulk communications.
- Misrepresent identity or affiliation, or use the Service to infringe intellectual property or privacy rights.
- Scrape, harvest, or automate access to our APIs or websites beyond what we permit in documentation or rate limits, or resell access without agreement.
- Use the Service in any way that could damage, disable, or impair us or other users.
We may investigate suspected abuse and cooperate with law enforcement where required.
6. Intellectual property
The Service, including software, branding, text, layouts, and documentation, is owned by us or our licensors and protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable, revocable licence to use the Service for your internal property research in line with these Terms.
You retain rights in content you submit (for example notes or profile information). You grant us a licence to host, process, and display that content as needed to provide and improve the Service, consistent with our Privacy policy.
7. Fees, trials, and subscriptions
Some features require payment. Prices, billing cycles, and taxes are shown at checkout or in your account. Payments are processed by our payment provider (currently Stripe or a successor); their terms and privacy notice also apply to payment transactions.
- Trials and promotions: Any trial or promotional access is subject to the terms displayed at sign-up; we may charge the advertised rate when a trial ends unless you cancel in time.
- Renewals: Subscriptions renew as described at purchase until you cancel through the billing flow we provide.
- Changes: We may change fees with reasonable advance notice; continued use after the effective date may constitute acceptance.
- Refunds: Statutory rights apply where you are a consumer. Otherwise, refunds are only where required by law or expressly stated in our offer terms.
8. Suspension and termination
We may suspend or terminate access if you breach these Terms, if we must comply with law, or to protect the Service or other users. You may stop using the Service at any time and may request account deletion where we offer it, subject to retention required by law or legitimate business needs (see our Privacy policy).
Provisions that by nature should survive (including disclaimers, liability limits, and governing law) survive termination.
9. Disclaimers
The Service is for information and research assistance only. It is not legal, tax, financial, investment, mortgage, or surveying advice. Decisions about property transactions are yours alone. You should consult qualified professionals before committing to any purchase, lease, or investment.
Match scores, yields, projections, and automated rankings are estimates based on data and models that may be incomplete, outdated, or incorrect. Official registers, local authorities, lenders, and surveyors may disagree with any figure shown.
Third-party and open data sources have their own limitations and licences; see Data sources & disclaimers. Nothing in the Service constitutes an endorsement of any listing or seller.
10. Limitation of liability
To the fullest extent permitted by applicable law:
- The Service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including implied warranties of satisfactory quality, fitness for a particular purpose, and non-infringement, except where implied warranties cannot be excluded by law.
- We are not liable for any indirect, incidental, special, consequential, or punitive damages, or for loss of profits, revenue, data, or goodwill, arising from your use of the Service.
- Our total aggregate liability arising out of or relating to the Service or these Terms is limited to the greater of (a) the fees you paid us for the Service in the twelve (12) months before the event giving rise to liability, or (b) £100, except where liability cannot be limited by law.
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law. If you are a consumer, nothing in these Terms affects your statutory rights under the Consumer Rights Act 2015 and related UK consumer protection law where applicable.
11. Indemnity
You will indemnify and hold harmless us and our directors, employees, and contractors from claims, damages, losses, and expenses (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Service, your violation of third-party rights, or your violation of law—except to the extent caused by our wilful misconduct or gross negligence.

13. Changes to these Terms
We may modify these Terms by posting an updated version on this page and updating the “last updated” date. For material changes we may also notify you by email or in-product notice. Continued use after the effective date constitutes acceptance of the revised Terms. If you do not agree, you must stop using the Service.
14. General
- Governing law: These Terms are governed by the laws of England and Wales, subject to mandatory consumer protections where you live.
- Jurisdiction: Subject to mandatory provisions for consumers, the courts of England and Wales have exclusive jurisdiction.
- Export: You must comply with export and sanctions laws and must not use the Service in embargoed jurisdictions or for prohibited end uses.
- Assignment: You may not assign these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets.
- Force majeure: We are not liable for delay or failure due to events beyond our reasonable control.
- Severability: If any provision is invalid, the remainder remains in effect.
- Entire agreement: These Terms, together with policies referenced herein, constitute the entire agreement regarding the Service and supersede prior oral or written understandings on the same subject.
